I am currently in the middle of a hopeful refinance. I have not paid my Sept 1st payment due to the ARM adjustment. I called the lender but they said they can not offer any help until I am at least 60 days past due. I am worried that they late payment will appear before my refi in complete and affect my credit score.<br />

Most payments are late by the 25th-26th of each month. You definitely now have 1 mortgage late. It will show up in the next report roughly 30 days from now. Even if you have been approved, the lender will pull one last credit check before funding. It is possible it will show here; however, your excuse is that you are in the middle of a refinance and that you want to include this last payment in the refinance. It is a weak excuse but valid. It will only show on your credit report, if it was reported by the lender.
In most cases they charge you a late fee, and are not taking any drastic actions, however are counting on you to pay within a reasonable amount of time. This lender is not taking any actions unless it is past the 60 days. Suggest you read your agreement. I think you're fine, but suggest you make your payment. |

As long as you make your payment within 30 days from the due date it will not show as a past due/overdue payment on your credit history. If you make your 9/1 payment by 9/30 you should be safe from negative information on a credit report.

After the 30 days the lender can report anytime.
